Who needs an EICR in Newton Abbot

Landlords

If you rent out a residential property in Newton Abbot, you are legally required to hold a valid EICR that is no more than five years old. Private landlord rules came into force in 2020 and 2021. From May 2026, social landlords are also required to comply. The penalty for non-compliance can reach £40,000 per offence.

Businesses and commercial property owners

Commercial premises in Newton Abbot, including offices, retail units, hospitality venues, and industrial premises, are required to maintain safe electrical installations under the Electricity at Work Regulations 1989. An EICR is the recognised way to demonstrate that your fixed wiring and electrical infrastructure meets the required standard. For businesses on Brunel Road, the Newton Abbot trading estate, and commercial properties throughout the TQ12 area, we carry out EICRs sized appropriately for the complexity of each installation.

Holiday let owners

If you own a holiday let in or around Newton Abbot, your insurer and mortgage provider will typically require a valid EICR. Even where it is not a formal legal requirement for all holiday let types, it is best practice and protects you in the event of an insurance claim or dispute. We carry out EICRs for holiday let properties across Newton Abbot and the surrounding South Devon area.

What an EICR involves

An Electrical Installation Condition Report is a thorough inspection and test of your property’s fixed electrical installation: the wiring, consumer unit, fuse board, circuits, sockets, switches, and all associated earthing and bonding. The inspection does not cover portable appliances. It assesses the fixed wiring only.

The inspection identifies any faults, deterioration, or areas of non-compliance and classifies them using a standard code system. A C1 code means danger is present and immediate action is required. A C2 means potentially dangerous and remedial action is urgently needed. A C3 means improvement is recommended but the installation can still receive a satisfactory certificate. An FI code means further investigation is needed.

At the end of the inspection, you receive a written report detailing all findings. If the installation is satisfactory, you receive your EICR certificate. If remedial work is needed, we provide a clear quote for the work required and can carry it out as part of the same visit or a follow-up, depending on the nature of the issue.

Frequently Asked Questions

An Electrical Installation Condition Report (EICR) is a formal document that assesses the safety and condition of an electrical installation within a property. It is important because it ensures that electrical systems are safe to use, identifies any deficiencies that could pose a risk, and helps to comply with legal and regulatory standards.

After an EICR inspection, you will receive a detailed report highlighting the condition of your electrical installations. The report will categorise any issues found (e.g., C1 for immediate danger, C2 for potential danger, C3 for recommendations for improvement) and provide recommendations for remedial actions. If the installation is deemed satisfactory, a ‘satisfactory’ report will be issued.

An EICR inspection involves a qualified electrician examining the electrical installations in a property. This includes checking the condition of wiring, sockets, switches, and other electrical components. The electrician will look for any signs of damage, wear, or faults and ensure that everything complies with current safety standards.

The frequency of EICR testing depends on the type of property. For example, domestic properties typically require an EICR every 10 years or at the change of occupancy. Rental properties often need an EICR every 5 years or with each new tenancy. Commercial properties usually require more frequent inspections, often every 3 to 5 years.

Without a valid EICR, property owners may face legal and financial consequences, especially if an electrical fault causes damage or injury. Insurance claims may be invalidated, and landlords could face fines or other penalties for not complying with safety regulations. Most importantly, neglecting regular EICR testing can pose significant safety risks to occupants.

For a standard 3-bedroom residential property, typically 3 to 4 hours. For a small commercial premises, 2 to 6 hours depending on the size and complexity of the installation. We provide a time estimate when you book.
