Electrical Safety Inspections & Certificates

M&E Contrax carries out EICR testing across the South Hams district, covering Kingsbridge, Totnes, Dartmouth, Salcombe, Modbury, Ivybridge, and the surrounding rural areas.
The South Hams has a high concentration of holiday let and second home properties, rural rental properties, and older buildings with wiring that may not have been inspected for many years.

Holiday lets in the South Hams

The South Hams is one of the most popular holiday let destinations in the UK. Many properties in the area are let through agencies on a commercial basis, and the insurance and mortgage requirements for holiday let EICR certification apply equally here as elsewhere in Devon.

We carry out EICRs for holiday let properties throughout the South Hams, including coastal properties, thatched cottages, farmhouses, and converted barns.

Rural and older properties

Rural properties in the South Hams often have older electrical installations that have not been inspected for 10 or 20 years. Pre-1970 wiring, lack of earthing, and consumer units without modern RCD or RCBO protection are common findings. An EICR identifies these issues and produces a clear report on what remedial work, if any, is needed.

Agricultural and business premises in the South Hams

Farm buildings, rural workshops, holiday park facilities, and small business premises throughout the South Hams also require EICRs under the Electricity at Work Regulations. We carry out commercial EICRs across the South Hams alongside residential and holiday let inspections.

Frequently Asked Questions

For a standard 3-bedroom residential property, typically 3 to 4 hours. For a small commercial premises, 2 to 6 hours depending on the size and complexity of the installation. We provide a time estimate when you book.

An Electrical Installation Condition Report (EICR) is a formal document that assesses the safety and condition of an electrical installation within a property. It is important because it ensures that electrical systems are safe to use, identifies any deficiencies that could pose a risk, and helps to comply with legal and regulatory standards.

After an EICR inspection, you will receive a detailed report highlighting the condition of your electrical installations. The report will categorise any issues found (e.g., C1 for immediate danger, C2 for potential danger, C3 for recommendations for improvement) and provide recommendations for remedial actions. If the installation is deemed satisfactory, a ‘satisfactory’ report will be issued.

An EICR inspection involves a qualified electrician examining the electrical installations in a property. This includes checking the condition of wiring, sockets, switches, and other electrical components. The electrician will look for any signs of damage, wear, or faults and ensure that everything complies with current safety standards.

Without a valid EICR, property owners may face legal and financial consequences, especially if an electrical fault causes damage or injury. Insurance claims may be invalidated, and landlords could face fines or other penalties for not complying with safety regulations. Most importantly, neglecting regular EICR testing can pose significant safety risks to occupants.

The frequency of EICR testing depends on the type of property. For example, domestic properties typically require an EICR every 10 years or at the change of occupancy. Rental properties often need an EICR every 5 years or with each new tenancy. Commercial properties usually require more frequent inspections, often every 3 to 5 years.
