When you might need an emergency EICR

Property sale falling through.

Solicitors and buyers’ surveyors increasingly request an EICR as part of property sale due diligence. If your solicitor has flagged that the sale is at risk without an electrical certificate, or a buyer has made their offer conditional on a satisfactory EICR, the transaction timeline may not allow for a standard booking lead time.

New tenancy starting imminently.

Landlords must provide a valid EICR to new tenants. If a new tenant is due to move in and the certificate has recently expired or was never obtained, you cannot legally allow the tenancy to start until a valid certificate is in place. An emergency EICR resolves this quickly.

Insurance requirement or renewal.

Insurance policies for rental and commercial properties increasingly require a current EICR as a condition of cover. If your policy is up for renewal and your insurer has flagged the EICR requirement, a lapse in cover while waiting for a standard booking could leave you uninsured.

Following an electrical incident or fault.

If there has been an electrical incident at your property, such as a circuit trip, a burning smell from wiring or sockets, or an unexplained power loss, an EICR confirms whether the installation is safe to continue using and identifies the cause of the problem.

Property handover or change of occupancy.

Commercial leases often require an EICR at the point of handover between tenants. If a commercial property is being re-let and the previous EICR is expired or missing, an emergency inspection gets the property back into a compliant position quickly.
